Wednesday Morning Coffee on Maui - 7/31/13



Aloha & Good Morning!

Today Maui will have rain showers and a high of 88 degrees.   

Hurricane Flossie was downgraded to a tropical depression as it came over Maui this week. We were all prepared for this storm and very relieved that it lost momentum as it reached us.  The storm brought with it one of most amazing lighting shows that Maui has seen in a very long time.  Luckily the storm has moved on and life on this beautiful island is slowly getting back to normal.

During the storm our real estate business on Maui never stopped!  We've been very busy and want to make sure you have all the up-to-date info to help you buy or sell Maui property!

I'm really excited to tell you that I'll be hosting an open house at Kamaole Sands today.  This condo has the best views! The Reuters/University of Michigan consumer sentiment index for July's final reading rose to 85.1, which is the best reading since July 2007.
New home sales rose 8.3% in June to a seasonally adjusted annual rate of 497,000 units, a new recovery high. On a year-over-year basis, new home sales were 38.1% higher than June 2012. At the current sales pace, there is a 3.9-month supply of new homes on the market.
Existing home sales fell 1.2% in June to a seasonally adjusted annual rate of 5.08 million units from 5.14 million units in May. Compared to a year ago, existing home sales were up 15.2% in June. The inventory of unsold existing homes on the market rose 1.9% to 2.19 million in June, a 5.2-month supply at the current sales pace, up from a 5-month supply in May.
The Mortgage Bankers Association said its seasonally adjusted composite index of mortgage applications for the week ending July 19 fell 1.2%. Purchase volume fell 2%. Refinancing applications decreased 1%.
Orders for durable goods — items expected to last three or more years — increased $9.9 billion, or 4.2%, to $244.5 billion in June. This follows a 5.2% increase in May. Excluding volatile transportation-related goods, June orders were unchanged.
Retail sales rose 1.4% for the week ending July 20, according to the ICSC-Goldman Sachs index. On a year-over-year basis, retailers saw sales increase 2.1%.
Initial claims for unemployment benefits for the week ending July 20 rose by 7,000 to 343,000. Continuing claims for the week ending July 13 fell by 119,000 to 2.997 million. The less volatile four-week average of claims for unemployment benefits was 345,250.
Upcoming on the economic calendar are reports on the housing price index on July 30 and construction spending on August 1.

The National Association of Home Builders/Wells Fargo monthly housing market index rose six points in July to 57, the strongest reading since January 2006. An index reading above 50 indicates positive sentiment about the housing market.
The Mortgage Bankers Association said its seasonally adjusted composite index of mortgage applications for the week ending July 12 fell 2.6%. Purchase volume rose 1%. Refinancing applications decreased 4%.
The combined construction of new single-family homes and apartments in June fell 9.9% to a seasonally adjusted annual rate of 836,000 units. Single-family starts decreased 0.8%. Volatile multifamily starts fell 26.2%. Compared to the previous year, housing starts were up 10.4% in June. Applications for new building permits, seen as an indicator of future activity, fell 7.5% to an annual rate of 911,000 units.
Retail sales rose 0.4% to $422.8 billion in June. This follows a 0.5% increase in May. Compared to June 2012, retail sales have increased 5.7%.
Total business sales increased 1.1% to $1.283 trillion in May, up 3.1% from a year ago. Total business inventories rose 0.1% in May to $1.656 trillion, up 3.8% from a year ago. The total business inventories/sales ratio in May was 1.29.
Consumer prices rose 0.5% in June, following a 0.1% increase in May. Compared to June 2012, consumer prices have risen 1.8%. Consumer prices at the core rate — excluding volatile food and energy prices — were up 0.2% in June.
Initial claims for unemployment benefits for the week ending July 13 fell by 24,000 to 334,000. Continuing claims for the week ending July 6 rose by 91,000 to 3.114 million. The less volatile four-week average of claims for unemployment benefits was 346,000.
Upcoming on the economic calendar are reports on existing home sales on July 22 and new home sales on July 24.

Wednesday Morning Coffee on Maui - 7/17/13



Aloha & Good Morning!

Today Maui will be sunny with a high of 88 degrees!   

On Friday I had the great pleasure to attend the Realtors Association of Maui general membership meeting in Wailuku.  Our guest speaker was Paul Brewbaker.  He is a long time Hawaii economist and formerly worked at the Bank of Hawaii.  His expertise has been a staple resource for the Maui (and Hawaiian) economy. 
The most notable comment that Paul Brewbaker had was that there are no longer any bargain priced homes left on Maui.  He presented lots of data to back these statements up.  I've posted a picture below of one of his slideshows.  It was a great meeting and it encourages us that the market is back and that it is strong.  Please read an article from The Maui News that summarizes the information that Brewbaker presented.

According to the Federal Reserve, monthly consumer credit debt rose $19.6 billion in May for a total credit debt level of $2.839 trillion. Revolving debt, which includes credit cards, increased $6.6 billion to $856.5 billion. Non-revolving debt, including loans for cars, rose $13 billion to $1.982 trillion.
The Mortgage Bankers Association said its seasonally adjusted composite index of mortgage applications for the week ending July 5 fell 4%. Purchase volume fell 3%. Refinancing applications decreased 4%.
Wholesalers decreased their inventories 0.5% to $500.9 billion in May. Sales at the wholesale level rose 1.6% to $424.6 billion in May. On a year-over-year basis, sales were 4.1% higher than May 2012. The seasonally adjusted wholesale inventories/sales ratio in May was 1.18.
Retail sales rose 3% for the week ending July 6, according to the ICSC-Goldman Sachs index. On a year-over-year basis, retailers saw sales increase 2.9%.
Import prices fell 0.2% in June, following a 0.7% decrease in May. On a year-over-year basis, import prices were up 0.2% in June. Export prices fell 0.1% in June, following a 0.5% decrease in May. Compared to a year ago, export prices were up 0.8% in June.
The producer price index, which tracks wholesale price inflation, rose 0.8% in June, following a 0.5% increase in May. On a year-over-year basis, wholesale prices were up 2.5% in June. Core prices — excluding food and fuel — rose 0.2% in June.
Initial claims for unemployment benefits for the week ending July 6 rose by 16,000 to 360,000. Continuing claims for the week ending June 29 rose by 24,000 to 2.977 million. The less volatile four-week average of claims for unemployment benefits was 351,750.
Upcoming on the economic calendar are reports on retail sales on July 15, the housing market index on July 16 and housing starts on July 17.
