Wednesday Morning Coffee on Maui - 11/19/14

Aloha & Good Morning! 

Today Maui will be sunny & windy with highs in the 80’s!

I am in the mood for all things fall.  I thought this week I’d bring you a couple great fall themed articles to peak your interest too. 

If you live on the mainland (or elsewhere) and you have considered listing your home for sale then these three tips will help you.  This article is from Realtor.com and I love the simplicity but thoroughness of the advice. 

1. Clean up. This is true no matter what season you list your home.  However, it is good to take special note to any seasonal cleaning and maintenance that needs to be done.  Read the full article below for more specific cleaning suggestions.

2. Create Autumn Curb Appeal.  Does your home need fresh paint?  Trees and shrubs need to be trimmed?  Maybe a new festive door arrangement?  These items and more will help create better curb appeal and ultimately may bring you happy buyers from the start of the process. 

3. Have a Cozy House. Lots of great suggestions here for this.  I love the idea of having lots of light and a comfy temperature.  It also can’t hurt to have a festive candle burning to help create a cozy home atmosphere.



GIVE BACK

With the Thanksgiving holiday coming up next week I was so happy to read this article in the Maui News.  For those of you who will be on-island on the holiday please consider donating your time to help others.  The Hard Rock CafĂ© in West Maui is hosting their 24th Annual Free Thanksgiving Lunch for the Homeless, Hungry and Those In Need.

Wednesday Morning Coffee on Maui - 11/12/14

Today Maui will be mostly sunny with highs in the 80’s!

The Realtors Association of Maui (RAM) just released the October sales statistics.  The data below represents two sets of numbers to include the three main categories of sales: residential, condo and vacant land.  The first set of numbers shows how many units were sold in each category.  The second set of numbers shows the median sales price for each category.  Each set of data compare the total numbers for sales made from January through October and we are comparing 2014 vs. 2013.    


When we look at the data we can see that the numbers of unit sales is down in each category.  However, the median sales price has risen from last year’s numbers.  This rise can be seen in each category and is strongest in the median sales price for vacant land at a 28% increase. 

Maui is approaching a busy time for real estate as we move closer to the holiday season.  Many island visitors will be searching for real estate that they want to purchase and there will be an overall increase in showings and listings.

Today Maui will be sunny with highs around 85 degrees!

Since I work with both buyers and sellers I think this week’s newsletter is helpful for all.  Whether you live on Maui or elsewhere and you are thinking of selling there are always activates you can do that will help improve your listing.  Similarly if you are buying you may have to sell something and these tips will help make that possible. 

It is no secret that bathroom and kitchen improvements can help boost your listing.  These two areas of a home tend to be more costly to revamp but with the right tools and tips you can make painless improvements that will wow your buyers.  Read more below and let me know if you have a property on Maui or elsewhere that you would like some more personalized tips to help make it ready to list. 

Bathroom upgrades and general improvements

1. Change your lighting
Updating your lighting can easily update a bathroom.  Check craigslist or online yard sales for deals.  Sometimes there are new items that are sold at deep discount that you can use to update your lighting.  You can also watch for holiday sales.  This weekend there may be some great deals for Veteran’s day that you can take advantage of.

2. Paint your cabinets
Changing the color of the cabinets to a more contemporary look will give you an instant and cheap upgrade.  Check out some bathroom sites for color ideas and add a new pop of color to an older cabinet. 

3. New towels and bath mats
This is one of the easiest fixes for a minimum amount of effort.  You can choose to do this now to take advantage of a new look for yourself or you can do it as an update for the listing pictures.  Again, watch for holiday sales and check out the discount chains for maximum savings.

4. Change your shower head
Talk about a luxury improvement that you can make for under $100.  There are lots of daily deal sites like woot.com that have great shower head prices available.  Also you can check Amazon and your local Home Depot or Lowe's.  A friend of mine just updated her shower head with a double shower head and a hose and she is extremely happy with the switch.  She says it gives the shower a more spa-like feel. 

5. New vanity
New vanities do not have to cost a fortune.  Home Depot and Lowe's both carry lower priced vanities.  Maybe this is a choice you go for a less expensive vanity in white and paint it to give the bathroom the pop of color you need to make it stand out.

Kitchen upgrades and general improvements

1. Change your lighting
Just like your bathroom a simple change in lighting in the kitchen will make an improvement.  Look at what you have now and see if simple and inexpensive changes would give an updated look.   

2. Paint your cabinets
This goes without saying since it can work in the bathroom it can also work in the kitchen.  Changing the color of the cabinets to a more contemporary look will give you an instant and cheap upgrade.   

3. Change out drawer pulls and cabinet knobs
Either paint what you already have or get new hardware.  This update will freshen up the look of the kitchen.  If you have light cabinets think about going with brushed black hardware or if you have light cabinets consider a silver color for hardware.   

4. Replace old curtains
If you are talented enough to make your own there are lots of great fabrics to choose from that will add instant life to your kitchen.  Otherwise there are lots of options at discount chains that will help spruce up this space of your home.  

5. Paint the walls
One of my favorite quick fixes for a room is to add new paint.  Don’t be afraid to use color if you plan to enjoy the space for yourself.  If you are planning to list your property consider warm neutrals such as a warm gray or a rich latte color.  This simple update can instantly change the feel of your kitchen.
