The last month has flown by so fast! I feel like I just shared the January sales stats and now I’m ready to share the February sales stats! Last week, the Realtors Association of Maui (RAM) released the February 2015 sales statistics.
Located below are two sets of numbers to include the three main categories of sales: residential, condo and vacant land. The first set of numbers shows how many units were sold in each category. The second set of numbers shows the median sales price for each category. Each set of data compare the total numbers for sales made for the months we are able to compare. I’ll list both this year’s data as well as the data for the same months for 2014.
I’d like to stress that the numbers below are for just January and February. The small sample of data really doesn’t reflect much compared to what we will be able to see as the year goes by. However, there is a great article in the Maui News that discusses more stats and reinforces the state of our real estate market here.
According to RAM, the median sales price for both residential and condo sales has bounced up and down over the last several months and that inventory was up during the high seasonal sales period. Also of interest is that our Canadian buyers, who have been big investors, may start to sell instead of buy due to the change in the Canadian Dollar exchange.
Normalcy Returning to Real Estate Market- Maui's real estate market is continuing to show signs of returning to normalcy, following the upheaval of the recession several years ago that left in its wake widespread foreclosures and short sales in Maui County.
